October 2026 | Foothills Market Stats

Message for Buyers
There’s opportunity in this market, but your leverage depends on where you’re shopping. At the higher price points, buyers have considerably more inventory to choose from and more negotiating power. Even in the more competitive ranges, homes are taking longer to sell and sellers are making larger adjustments than they were a year ago.

That doesn’t mean every seller is ready to make a deal, and the best homes can still move quickly. But buyers have something they haven’t always had in the Foothills: time and choices. Look beyond the newest listings, pay attention to days on market and price history, and don’t be afraid to have a conversation about value.

Message for Sellers
There are absolutely still buyers out there, but September is another reminder that there really isn’t one Foothills market right now.

Pricing and strategy need to reflect your specific competition. With homes averaging 62 days on market and sellers giving up an average of 5.3% between price changes and negotiations, buyers are paying attention to value.

The good news is that prices are still up year over year, and some price ranges continue to favor sellers. The key is knowing where your home fits, understanding what buyers have to choose from, and coming to market prepared to compete from day one.

Whether you’re buying, selling, or simply trying to figure out what these changing numbers mean for you, reach out to one of the great agents at Madison Evergreen. We’re always happy to dig into the numbers for your specific situation.
