October 2026 | Boulder Market Stats

Unusual Month-Over-Month Demand Bounce Meets Slowing Showing Activity

"Boulder County pending listings were down 11.3% YoY but saw an increase when viewed month-over-month by 5.4%, which is abnormal for this time of year. Showing traffic can be the real indicator of future buyer behavior, and we are at the lowest level in the last 4 years.

Showings per listing were only 3.3 per average listing, which was 17.5% below this time last year. Anecdotally, we hear real estate professionals are planning for a slower fourth quarter than what we have seen in prior years."

KEY TAKEAWAYS:

Message for Buyers
"Although pending sales experienced an unseasonal month-over-month
bump, overall showing traffic has slowed significantly. This provides a favorable
backdrop with less competition at open houses and more room to negotiate terms on
available inventory."

Message for Sellers
"Showing traffic sits at a 4-year low, meaning individual showing quality
matters far more than volume. With days on market expanding to 54 days and agents
preparing for a quieter Q4, launching with competitive pricing is paramount to avoid
extended market times."

LOOKING AHEAD:
"Boulder County is heading toward a quieter fourth quarter. While single-family home prices remain resilient, lower showing volume signals a selective buyer pool. Strategic positioning and hyper-local guidance will be essential to successfully navigate the late-year market. Questions about the Boulder County market?
