The general economic uncertainty continues to weigh heavily on real estate: inflation that won't fully settle, tariff policy that shifts by the week, a discerning Federal Reserve, and mortgage rates that never quite commit to a direction. It's the kind of environment that feels, day-to-day, precarious. Uncertainty has dominated the conversation, but it hasn't translated into real instability in this market. If anything, the defining feature of the past three years has been their sameness."

- LUXURY MARKET ($1,000,000+): "One luxury home sold in a day. Another took nearly a year and sold more than $1 million below asking. Welcome to the dynamic $1 million+ market where the same price point can tell two completely different stories. The divide between detached and attached luxury properties was especially clear in August. Of the 668 new listings above $1 million, 628 (94 percent) were single-family detached homes. First, a minute on the lower-priced market: we haven't seen a true “under $500K” market in recent memory, yet we're seeing 8.46 months of inventory in the $0 to $299,999 range and 5.73 months in the $300,000 to $499,999 range for attached homes.
