July 2026 | Boulder Market Stats

Activity Slows as Buyers Retain Market Control

"July saw a slowdown in overall activity across Boulder County. Sellers brought 11.1% fewer listings to the market month-over-month, while under-contract activity slowed 9.3% year-over-year. This overall reduction in pace caused active listings to fall and the months' supply of inventory to decrease both month-over-month and year-over-year.

Buyers are clearly in control of the market as we enter the third quarter, navigating a lower-inventory environment with strong negotiation power."

KEY TAKEAWAYS:

Message for Buyers
"The reduction in new and active inventory means fewer fresh options are hitting the market. However, with pending sales down 9.3% year-over-year, you have leverage and room to negotiate without the intense pressure of spring competition."

Message for Sellers
"With seller participation dropping 11.1% since June, you face less active competition on the market. However, because buyers hold firm control over third-quarter dynamics, strategic pricing remains essential. Properties that are priced accurately are still capturing 98.4% of their asking price and going under contract in an average of 40 days."

LOOKING AHEAD:
"Boulder County is experiencing a typical third-quarter breather, characterized by tightening supply and deliberate buyer behavior. With months of supply holding steady at 4.0 months, the market remains balanced, offering grounded opportunities for both buyers and sellers."
