"Boulder County finds itself in a unique position this April. Buyers are continuing to put more homes under contract than they did both month-over-month and year-over-year. However, average prices are currently lower than they were a year ago for both attached and detached housing.
Because of this pricing shift, sellers are not coming to the market as quickly or as often as they did in 2025. This cautious seller behavior is keeping inventory levels lower than they were at this time last year, creating a tighter market even as buyer demand."
