In 2025, the Denver housing market continued to settle into a more stable rhythm. Detached home prices rose just 0.39 percent for the year, while attached homes declined 2.85 percent. Well-priced homes under $750,000 remained in the highest demand, while the luxury and condo markets softened.

Looking ahead to 2026, we don’t expect major market shifts—but mortgage rates remain the wild card. If current projections hold, rates could ease into the 5.50%–6.00% range. That would boost buyers’ purchasing power and potentially increase competition as demand picks up. Buyers should stay flexible with financing strategies and be prepared to move quickly when the right property hits the market. Sellers, meanwhile, will want to price competitively from the start and focus on presenting a well-prepared, move-in-ready home.
