"The August numbers confirm what we’ve been feeling. Buyers are still engaged, but this market demands a sharper edge.
 
Here's how things shifted since last month:
📦 Inventory climbed to 3,076 new listings YTD (up 37% year over year), slightly below July’s 43% surge but still the most active market we’ve seen in over a decade.
 
🏁 Closed sales remain steady at 1% above last year, compared to 3% in July.
 
⏳ Days on Market ticked up again to 50 days on average, compared to 49 in July.
 
💬 Buyer-side pressure is growing
• Price reductions: 2.4%
• Negotiated concessions: 1.8%
• Total seller discount: 4.2%
 
The good news is that prices are holding. The average sale price is up another 1% this month, and the median price increased by $10,000. This shows that buyers will still pay for the right home when it is priced and presented well."
