"If there’s one word to describe the shift from February to March in the Foothills market, it’s “acceleration.”
More homes are hitting the market—659 so far this year, to be exact, which is 37% more than we saw by this time last year. That kind of surge in inventory isn’t just a number—it’s a sign of growing confidence among sellers and a welcome shift for buyers who’ve been waiting (and hoping) for more options.
At the same time, sales are moving too. With 194 homes sold so far this year—up 6% from last year—it’s clear that buyers are still stepping in when they find the right fit. But they’re taking a little more time. On average, homes are sitting for 70 days before selling, compared to 66 days in early 2024. It’s not dramatic, but it does mark a shift in pace."
