September 2026 | Boulder Market Stats

Activity Cools Sharply as Sellers Withdraw and Demand Slows

"August experienced a much faster slowdown than expected seasonally across Boulder County. Pending sales were down 12% month-over-month and 14% year-over-year.

To top it off, sellers are showing similar behavior to last year and withdrawing listings in mass already. A notable gap emerged during the month, with 505 new listings coming to market but only 310 going under contract in August."

KEY TAKEAWAYS:

Message for Buyers
"You hold significant leverage as the market cools. With pending contracts down 14.1% year-over-year and showings-to-pending rising to 13.40, you have more breathing room and negotiation power on both price and terms."

Message for Sellers
"Pricing strategically out of the gate is critical as buyer demand slows down faster than seasonal norms. With only 310 of the 505 new listings going under contract in August, buyers are being highly selective—making accuracy in pricing essential to avoid withdrawing or expiring."

LOOKING AHEAD:
"Boulder County is undergoing an accelerated late-summer slowdown characterized by selective buyers and hesitant sellers. With inventory holding steady at 4.1 months of supply, navigating these changing dynamics will require a sharp, localized strategy heading into autumn."
