There's a lot more to selling a home than a sign on the lawn and an ad in the paper. We cannot list all the attributes of a true Real Estate professional, but they certainly include good judgment, an open mind towards new marketing techniques, a capacity for hard work, honesty and willingness to serve others.

Our 15 Point Action Plan

  1. Submit home to Multiple Listing Service "MLS" - This online service allows other Realtors to easily access actively listed homes in the Denver Metro Area.
  2. Submit listing to sales staff at our office.
  3. Market your home at the South Metro Board of Realtors at our weekly marketing meetings and hand out brochures to other Realtors as well.
  4. Together list benefits and special features of your home.
  5. Color brochures put into your home, our office, and into other offices.
  6. Suggest and advise of any changes that need to be done. (Example: Paint front door)
  7. Constantly update you with market changes in prices and inventory.
  8. Mail out "Just Listed" cards to homeowners in your neighborhood as well as surrounding areas.
  9. Marketing and Advertising – we utilize the available resources on the internet and list the properties on over 500 different websites including realtor.com, recolorado.com and zillow.com. In addtion, Madison & Co. Properties website has all of our available homes listed.
  10.  Create additional exposure with professional sign and lockbox.
  11. Pre-qualify possible buyers to help eliminate lookers.
  12. Give buyers possibilities on different ways to finance.
  13. Follow up with salespeople that have shown home.
  14. Represent you on all transactions and offers on your home.
  15. Follow up with items concerned in the contract such as the inspection, loan approval, and title commitment.


Seller's Checklist
In order to get started immediately with our marketing plan, please have the following available for our meeting:

  1. Copy of your warranty or security deed.
  2. Copy of your survey, if available.
  3. A feature sheet, fill out as much as possible, on things that I should know about your home.
  4. Please include any major improvements you have added while living in the house.
  5. Have a key available to put into the lock box.
  6. Copy of the Home Owners Association, if it applies. Know what your HOA fees cover.
  7. Anything else you feel will be helpful in getting your property sold.
  8. Write down any concerns you may want to discuss.
